Tennyson Townehome owners are required to obtain approval from the Tennyson Homeowners Association Board or its delegated agent for any additions, changes, or replacements of Retractable Awnings. Tennyson Patio Home owners are requested to submit an Architectural Improvement Application in order to receive guidance in the selection of an Awning manufacturer, model, and style which conforms to the community’s standards as set forth in this document.

1. The Homeowner shall accept full responsibility for all costs of materials, structural or physical alterations, installation, liability, and for any ongoing maintenance and repair.

2. At such time that the Retractable Awning is removed, the Homeowner bears the responsibility for restoring former attachment points to their original condition and appearance.

The Tennyson Homeowners Association currently permits individual homeowners, at their own expense, to purchase, install, and maintain Retractable Awnings at their unit patio or deck. For over 10 years, the Tennyson Homeowners Association has permitted the installation of only SunSetter® brand manually operated retractable awnings as manufactured by JIL Industries. During this time there have been no serious problems or complaints with the awnings which have been installed in Tennyson. This year, JIL introduced a new motorized line of SunSetter® awnings to complement the manually operated models. The manual models have also recently been redesigned for easier operation.

The Architecture Committee has investigated the use of awnings from other manufacturers, but due to dimensional constraints, and because of having not received from the awning manufacturers adequate assurance of structural compatibility and wind load stress on Tennyson buildings, other awnings are not approved at this time.

This document defines the Architecture Committee’s position regarding the acceptance of the installation of Retractable awnings.
