Implementing the 2020 Plan

The Board now has a list of specific items to work toward in improving the Tennyson community.  Some of the above items, such as reaffirming existing plans or policies, will take no time to implement as they are already in place.  Our items will require further investigation and planning before they can be integrated into the Board's long-term project plans.  For some, new policies need to be developed.  In voting to approve the above items for the 2020 Plan, the Board also voted to further study a few items that are not included in the above list.  The Board also voted to reject a large number of other items that were offered by the Vision Committee.

The Cost and the Benefit of the Tennyson 2020 Plan

In determining which items to include in the Tennyson 2020 Plan, the Board voted to accept items that it believed would offer the greatest benefit at the lowest cost.  High cost, low benefit items were rejected.  As an example, if all the premium priced items, such as a new design theme for Tennyson and major Clubhouse and Pool renovations, had been accepted, it was estimated that Tennyson's fees would have increased by as much as $100 to $150 per month.  With the choices the Board made for the Tennyson 2020 Plan, the net impact on fees is estimated to be in the range of $10 to $20 per month.

The Relatively low cost of the Tennyson 2020 Plan is explained in that the Plan reaffirms many items that have already been budgeted for.  Some items in the Plan have no cost at all.  Other items, once implemented, will result in a cost savings to the community.  Furthermore, several Tennyson 2020 items involve the development of new policies that will permit homeowners to make property improvements at no expense to the Homeowners Association.  Once these homeowner-funded improvements begin to be realized, it is expected to result in a positive effect on  the community's property values.

We will not know for many years whether the Tennyson 2020 Plan will be a success, at this point in time, the Board believes the interest and effort of the many Tennyson residents who participated in the work of the Vision Committee has established a good foundation for the community and future Boards to work from in helping the Tennyson community mature as a desirable place to live.
