1.  Assessment and Collection Policy

Assessments are levied in accordance with Article V of the Declaration for the purpose of preserving, protecting and promoting the physical and environmental qualities of our Tennyson community.

It is important for the fiscal soundness of the Association that monthly fees be paid promptly; that is, on or before the first day of each month. In the event of a delinquency, the following actions will be taken consistent with the responsibilities inherent in the deed each homeowner acquired with the purchase of their property.

  1. Late Fee - Charged for payments received after the 15th day of the month.

  2. First Notice - Mailed on the 20th of the month to any unit owner who is twenty (20) days delinquent.

  3. Final Notice - Mailed on the 20th of the month to any unit owner who is fifty (50) days delinquent.
    This notice will request full payment within ten (10) days from the date of the notice or a lien will be recorded against said unit by the Association’s attorney of record with no further notice. Owners/residents at this point are not considered in good standing and will lose association privileges.

  4. Foreclosure - Any lien that remains unpaid for thirty (30) days may be foreclosed in legal action by the Board of Trustees as authorized in Article V, Section 12 of the Declaration.

The unit owner will be responsible for all legal and/or collection expenses incurred by the Association.

2.  Dryer Vent Policy

In the interest of preventing a possible fire hazard in townehouse buildings,

  • the cleaning and general maintenance of the dryer vents is te responsibility of the unit owner; and

  • the cleaning of any debris created by birds entering is the responsibility of the Association.

3.  Real Estate Sign Policy

  • Homeowners are allowed one (l) temporary real estate sign not exceeding twelve (12) square feet in surface area, single or double faced.

  • The real estate sign may be installed directly in front of the unit being advertised and is permitted on an on-going basis during the time of the listing.

  • The sign shall be placed between four (4) and eight (8) feet from the edge of the street.

  • At no time are For Sale / Rent signs of any type to be placed at the front entrance.

  • An Open House sign may be placed after 5:30 p.m. on the Thursday prior to the event and must be removed immediately upon its conclusion. Direction signs within the community may be placed only on the day of an open house and must be removed upon its conclusion.

All signs found in violation will be removed and disposed of immediately.

4.  Yard/Garage Sale Sign Policy

These signs are prohibited at the entrance into Tennyson except for community-sponsored sales.

5.  Bird Feeder Policy

  • Bird feeders, houses and baths may not be placed or hung on the exterior building surfaces throughout Tennyson including Townehomes, decks, patios, etc. Patio homes are excluded.

  • Feeders may be placed in common yard areas or wooded areas throughout Tennyson although they bear the risk to Homeowners of loss or damage.

  • The Tennyson Board of Trustees reserves the right to request unsightly bird feeders be removed from the common areas throughout the Community.
