The following items were recommended by the Vision Committee and have been approved for further action by the Board of Trustees. These are the specific details that make up the Tennyson 2020 Plan:
- Reaffirm the existing “Contemporary Transitional” architectural theme and vision for Tennyson
- Continue using the existing “Horse and Rider” community identity symbol
- Add storage to the Clubhouse main floor, install new carpet, paint, furniture, and kitchen buffet
- Install a Clubhouse exercise facility; relocate the community office and workshop
- Make the Pool area a non-smoking area
- Extend the Pool’s calendar: one week before Memorial Day thru one week after Labor Day
- Evaluate 2006 drainage improvements at the Tennis Courts, resurface as needed
- If required, rebuild the Tennis Court surface with a new drainage system underneath
- Add a Tennis practice backboard within the Tennis Court area
- Add 4 picnic tables and 2 barbeque grilles adjacent to the Tennis Court or Pool area
- Restore or renew all existing entryway signage from Kemper to the bridge
- Repair existing brick entry features
- Stock the lake and permit fishing
- Increase the diversity of plantings around lake
- Have mailboxes painted and repaired by USPS
- Adopt the current Landscaping Committee charter, vision, and mission
- Update entryway landscaping and landscape lighting fixtures
- Upgrade landscaping with new plantings around the Clubhouse and Pool area
- Trim and replace trees around the Clubhouse
- Identify special Wildflower areas and maintain as natural areas
- Create an “orphanage” for shrubs removed from units, plant in wooded areas
- Plant sound barrier plantings and trees along the I-275 berm
- Improve plantings and ground cover on the bank at the end of Bedivere
- Fill with topsoil around water meter covers in front of Townehomes
- Extend sprinkler system from entry along Tennyson up to Gareth
- Establish a policy to permit homeowners to install sprinklers in common area around their unit
- Start a Community Garden Club
- Sponsor a Beautification Award for homeowner gardening
- Add streetlights in dark areas
- Complete the stormwater and hillside preservation plan
- Replace downspout drains for better dispersal or connect to storm drains
- Install mini-retaining walls to control erosion of sloped areas
- Remove broken concrete from creekbed and at lake
- Remove all construction materials from parking pads
- Have semi-annual Community Cleanup Days - make them social events
- Establish a policy for homeowners to have the option to maintain their own garden areas, and to place a sign for groundskeepers to not trim, mulch, or treat a designated area
- Develop:
- pre-approved standard landscaping designs for homeowner upgrades - pre-approved new designs for front courtyards, stone walls, plantings, etc.
- Establish the following policies:
- for governing statuary and garden ornamentation - for governing sidewalk and landscape edging designs, materials, location - for governing sidewalk and garden lighting fixtures and installation - for entry sidewalks to run parallel with side of driveway - for widening and curving walkways to front entries - for owner-funded driveway replacement, repair, and resurfacing
- Reaffirm the following existing policies:
- for governing garden trellises - for governing flag, banner, birdfeeder, and exterior ornamentation - the existing Architecture Committee charter, vision, and mission
- Use 3 different shingle colors to coordinate with the 3 brick colors of the Townehomes
- Complete Townehome roof edgeline modification as planned - 2006-2007
- Complete Townehome gutter and downspout upgrade as planned - 2006-2011
- Maintain current standard trim color to match the Raynor garage door Claytone color
- Use 3 siding colors to coordinate with different Townehome brick and shingle colors
- Complete Townehome siding and trim replacement as planned in 2015-2020
- Implement a program to put a new finish coat on exposed Townehome foundations
- Replace house number plaques on all Townehomes
- Establish a policy permitting Townehome owners to:
- add a Sun Room over the patio - add a Screened Porch over the patio - upgrade the front door hardware - modify and improve attic ventilation and/or insulation
- Reaffirm the following existing policies
- Access Ramps - Retractable Awnings - Exterior Brackets and Hangers - Cable TV and Internet Cable Service Installation - Replacement Exterior Lighting Fixtures - Fences (Underground) - Replacement Garage Doors - Hot Tubs - Patio Materials and Improvements - Retaining Wall Modular Block Installations - Satellite and OTA Television Antennas and Dishes - Storm Doors - Replacement Windows and Patio Doors
- Determine procedure for replacing Townehome exterior lighting fixtures as a Townehome-funded project
- Reaffirm current approach for Patio homeowners to replace exterior lighting fixtures, request Patio homeowners to submit an Improvement Application
- Notify Patio homeowners of any unsafe, damaged, unsightly lighting fixtures, request owner correction
- Accelerate Patio Home tree replacement project by one year; thus starting in 2007
- Develop and maintain an interactive website for Tennyson
- Develop and maintain an eMail distribution for community updates and newsletter
- Sponsor various special interest clubs
- Determine means to provide more service and value to Patio Homes
- Determine any needs for updating Covenants and By-Laws
- Resolve to explore means to improve financial management of Tennyson
- Develop and implement a plan to manage and finance future maintenance and improvements
- Establish credit line to maintain Community reserves at an acceptable level
