Association Insurance for Townehomes
THIS POLICY DOES NOT APPLY TO PATIO HOMES.
Patio Homes are NOT covered by the Association’s Property Insurance. If you own a Patio Home, you should select an “HO-3” Homeowners Insurance Policy. This policy is designed to cover the building as well as your personal property & Personal Liability. For more information call Property Manager (See FAQs page).

The material presented herein has been abbreviated to give you a clear and broad understanding of coverage. This summary is not all-inclusive, nor does it alter or waive provisions of the actual insurance contract.

The Tennyson Association reviews policies and costs regularly. The current provider is listed on the FAQs Page. Your Association’s policy is very broad and affords the following property coverage for all Townehomes:

  1. All built-in cabinetry forming a part of the building is covered.

  2. Floor coverings such as wall-to-wall carpeting, linoleum and tile are covered. Oriental, Persian and other area rugs are not covered.

  3. Wall coverings such as paint, wallpaper and paneling are covered. Pictures, mirrors, decorations and anything attached to a window are not covered.

  4. Plumbing and electrical fixtures are covered. Freestanding or outdoor hot tubs are not covered.

  5. Built-in appliances such as dishwashers, disposals and cook tops are covered. Freestanding ranges, refrigerators, washers and dryers are considered personal property and are not covered.

  6. Coverage is provided for back up of sewers and drains.

  7. Glass forming a part of the building is covered on an unlimited basis, not exceeding the policy limit.

  8. Heating and cooling elements are covered. Maintenance-related repair or replacement is not covered.

All property losses are settled on a replacement cost basis subject to a deductible per occurrence based on original installation. If damage results from the same loss, all unit owners involved share the deductible. (See FAQs Page for deductible amount.)

If you own and occupy your townehome select an H0-6

If you own and occupy your Townehome, you should select an HO-6, Unit-Owners policy. Under no circumstances should you purchase another type of policy. For maximum protection, ask your personal insurance agent about an “All Risk” contract.

Townehome owners are responsible for insuring:

  1. Personal Property – This represents the most significant property exposure. Personal property includes such items as furnishing, bedding, clothing, televisions, freestanding appliances, etc. owned by unit owners.

  2. Personal Liability and Medical Payments – The Association policy does not provide Personal Liability coverage for unit owners. Unit owners have a premise liability exposure for people who enter their home. For instance, a guest may be injured by tripping over a loose carpet in their home. In addition, unit-owners face liability exposure that arises out of their off-premises activities, such as golf or hunting.

  3. Loss Assessment – Increasing the limit for this coverage is optional, but should be considered.

  4. Additions & Alterations or Improvements & Betterments – This coverage may duplicate your Association’s policy. When the individual unit owner is responsible for insuring these items, the Association’s policy becomes excess coverage. This means the Association’s policy would provide coverage if the unit owner’s policy did not have adequate limits or even if coverage was not in force. Please refer to your documents for the unit owner’s insurance requirements.

Legal Liability – The unit owner’s interest in the common areas carries with it a corresponding liability exposure for events that occur in or on those areas. This liability exposure usually is covered by a separate policy obtained by the Association. However, a loss assessment may also be collected from all unit owners to pay the damages.

If you rent your townehome select an H0-4

If you are renting a unit you should request an HO-4 (Tenants) policy. You are responsible for insuring:

  1. Personal Property

  2. Personal Liability and Medical Payments

If you own a townehome and are renting or leasing it:

  1. Have your personal liability extended from your primary residence.

  2. Be aware of loss of rents or fair rental value coverage. This type of coverage can protect your rental income if a loss should occur.

  3. Protect any of your personal property left in the unit.

  4. You may require your tenant to maintain their own policy to protect possible liability claims that could arise.
